Paya Lebar Green, comprising a refurbished North building and a newly constructed South building, sets a new benchmark for sustainably-driven, intelligent and wellbeing-anchored workplaces in Singapore. The Grade A office development, jointly developed by Certis and Lendlease, is the first office development to be awarded the Building and Construction Authority’s Green Mark (GM) Platinum – Super Low Energy certification and all five sustainability badges under its 2021 GM scheme in the New Non-Residential and Existing Non-Residential Building categories.

Optimisation of energy consumption for utmost efficiency was achieved through a combination of environmental studies and active design strategies. The building simulations conducted by our team of ESD experts enabled our architects and landscape architects to leverage advantages of the natural environment for a green-forward design. In the existing Paya Lebar North building, this translated to the upgrading of its windows to achieve a low envelope thermal transfer value (ETTV) of 21W/m2 while the new South building features an innovative façade that maximises daylight indoors without increasing solar heat gain.

It was also pivotal in informing the thoughtful employment of energy-efficient systems and technologies for top-tier energy performance. These include the installation of Photovoltaic panels, reducing energy demand by offsetting 21% of the building’s power; and a high-efficiency dual temperature chiller plant and hybrid cooling with Active Chilled Beam system, which work to simultaneously reduce operational carbon and improve air quality in the workspaces. Occupancy and photocell sensors with smart lighting systems further optimise power consumption, emphasising the project’s dedication to environmental responsibility and preservation of energy resources.

Harnessing the capabilities of both companies, Lendlease brought its expertise in green and sustainable construction with a focus on minimising environmental impact by reducing direct harmful emissions onsite. These are complemented by the use of low embodied carbon materials such as SGBC 4-tick concrete, Carbon Cure technology and SGBC 2-tick fit out products for the overall development. Certis has integrated the full suite of its tech-led capabilities including robotics, Artificial Intelligence (AI) and Internet of Things (IoT) into Paya Lebar Green. The environmental data analytics provided will allow for continuous operational efficiency improvements.
