A mixed-use development comprising premium Grade A offices, retail spaces and exclusive residences, Guoco Midtown & Midtown Bay introduces a new concept of city living where luxury meets eco-consciousness. Its glossy Grade A office tower, rich retail scene and lush residential spaces belie an intentional approach and well-calibrated strategies for a built environment that supports environmental and human wellbeing.

Key sustainable features of this project include the optimal building orientations and design for naturally ventilated outdoor spaces, informed by detailed climate analysis and building simulations, to maximise indoor comfort and daylight harvesting without increasing heat gain and energy consumption. This is further supported by the use of innovative façade design and high-performance glazing in its façade and the installation of energy-efficient appliances and systems across the entire development. Midtown Bay boasts energy-efficient air-conditioners with 5-Ticks under the Singapore Energy Labelling Scheme, LED lighting that delivers 28% energy savings over baseline, and elevators with a regenerative drive system to convert waste energy from the lifts’ movement while Guoco Midtown saw the installation of an efficient Chiller Plant system of 0.575kW/RT to reduce the development’s energy load.

Energy monitoring system has also been implemented in Guoco Midtown to measure and track major building service systems’ energy consumption including chiller plant system, air distribution system, mechanical ventilation, lighting system and vertical transportation system. This enables building management team to identify the energy sinkholes, detect fault in system, improve energy efficiency and reduce operational carbon.

End-user wellbeing is enhanced through the provision of and the proximity to landscaped areas with Guoco Midtown achieving an impressive GnPR of 7.08. While the extensive integration of greenery contributes to enhancing biodiversity and wellbeing, it places pressure on water consumption. To ensure optimal water conservation, we worked in close collaboration with fellow consultants to implement measures that include the use of MERV 14 rating filters for all AHUs to enhance the filtration effectiveness; the recovery of condensate from AHUs for cooling tower make-up to reduce potable water usage; and, the use of cooling tower water treatment system to increase the solubility of water and facilitate at least 7 cycles of concentration (CoC) of acceptable water quality.

Guoco Midtown was awarded the BCA Green Mark Platinum for its holistic sustainable strategies to provide an energy efficient, green, active and engaged environment.
